By creating a RentSawa account or using our platform, you agree to these terms. Please read them carefully. If you do not agree, do not use RentSawa.
RentSawa is a cloud-based property management platform that enables Kenyan landlords to collect rent via M-Pesa, manage tenants, send SMS reminders, and track rental income. The platform is operated from Nairobi, Kenya.
You must be at least 18 years old and legally capable of entering into contracts under Kenyan law to use RentSawa. By registering, you confirm that all information you provide is accurate and truthful.
RentSawa offers the following plans:
Subscription fees are billed monthly in advance. We reserve the right to change pricing with 30 days' notice to existing subscribers. Refunds are not provided for partial months.
RentSawa integrates with Safaricom's M-Pesa Daraja API. By configuring M-Pesa credentials in your account, you authorize RentSawa to receive payment callbacks from Safaricom on your behalf. RentSawa is not a payment processor — we facilitate the connection between your M-Pesa Paybill/Till and your tenant records. All M-Pesa transactions are governed by Safaricom's terms.
SMS messages sent through RentSawa are delivered via Africa's Talking. SMS costs are included in your subscription plan up to the limits stated on our pricing page. Excess SMS usage may incur additional charges. You are responsible for ensuring that tenant phone numbers are accurate and that you have the right to contact tenants via SMS.
When you add tenant information to RentSawa, you are responsible for ensuring you have the legal right to collect and store that data. You must inform tenants that their data is stored on our platform and used for rent management purposes. RentSawa processes this data on your behalf as a data processor under your instruction.
You must not use RentSawa to:
We aim to maintain 99% uptime but do not guarantee uninterrupted service. Scheduled maintenance, third-party outages (Safaricom, Africa's Talking), or circumstances beyond our control may cause downtime. We are not liable for losses resulting from platform unavailability.
RentSawa is provided "as is." To the maximum extent permitted by Kenyan law, we are not liable for: lost rent due to platform outages, M-Pesa transaction disputes between landlords and tenants, incorrect payment matching due to wrong reference numbers, or any indirect or consequential losses. Our total liability to you in any month shall not exceed your subscription fee for that month.
You may close your account at any time from Settings. We may suspend or terminate your account if you breach these terms, engage in fraudulent activity, or fail to pay subscription fees. Upon termination, you may export your data within 30 days before it is deleted.
These terms are governed by the laws of Kenya. Any disputes shall be resolved in the courts of Nairobi, Kenya.
We may update these terms. We will notify you via email or in-app notice at least 14 days before significant changes take effect. Continued use after that date constitutes acceptance.
